How booking, payment and cancellation work at Eagles Landing, the house rules, and the texts we send about your booking.
Eagles Landing Lakeside Cottages is run by Laura and Matt Rode (Lakeside Cottages Maine LLC). When you book a cabin with us, on this website or by phone, these terms apply. Questions? Call or text 207-267-1647 or email lakesidecottagesmaine@gmail.com.
Prices
- Each cabin has its own nightly price, shown on our calendar when you book.
- Cleaning is $150 a cabin, once a stay.
- Dogs: up to 2 a stay, with one $100 pet fee.
- Maine charges 9% lodging tax on the stay, cleaning and the pet fee.
- The price you see when you pay is the price you pay.
Paying
- When you book, you pay a 25% deposit. We hold it on your card and charge it once every cabin is reserved, which takes a few seconds.
- The rest is due 30 days before you arrive. Square emails you an invoice for it, and you can pay it with any card.
- If you arrive within 30 days, you pay for the whole stay when you book.
- After a call, we may email you a link to pay for cabins we're holding for you. The link says how long we hold them. If it runs out before you pay, the cabins open to other guests again.
Cancellations and changes
- Cancel more than 90 days before arrival and we refund everything you've paid.
- Cancel 31 to 90 days before arrival and we keep the deposit.
- Cancel 30 days or fewer before arrival and we keep the full price of the stay.
- If you need to change your dates, contact us. We'll try to move your stay to dates within 12 months of your original arrival date.
Your stay
- Check-in is from 4:00 pm. Check-out is by 9:00 am.
- Each cabin sleeps 10. Please don't bring more guests than your cabins sleep.
- Dogs stay leashed on the property, and their waste goes in the dumpster. We don't take other pets.
- No smoking anywhere on the property.
- When other guests are staying, please keep the lakefront quiet.
- Weddings, receptions and big celebrations need all five cabins.
Text messages
When you book, you can tick a box to get texts from Eagles Landing about your booking. It's optional, and you can book without it.
- What we send: your booking confirmation, a payment link when we hold cabins for you after a call, reminders when a payment is due, and receipts. Only texts about your booking, never ads.
- How many: up to 5 texts a booking.
- Cost: message and data rates may apply, depending on your phone plan.
- To stop: reply STOP to any text. We send one text to confirm, and then no more.
- For help: reply HELP, or call or text us at 207-267-1647, or email lakesidecottagesmaine@gmail.com.
- Phone carriers aren't responsible for texts that arrive late or don't arrive.
Our privacy policy explains how we handle your phone number. We don't share it, or your agreement to get texts, with anyone for their marketing.
Changes to these terms
If we change these terms, we'll update this page and the date at the top. The terms on the day you book are the ones that apply to your stay.
